Why a turnover is not a regular house clean

In a weekly house clean, if a baseboard gets missed, it gets picked up next week. In a turnover there is no next week — a guest walks in a few hours later and the review is already being written. The work has to be finished to a standard on a fixed clock, between one checkout and the next check-in, and that changes how the job is planned.

Turnover cleaning also means reset, not just clean. Beds stripped and remade with fresh linens, towels folded to your standard, the dishwasher emptied, the coffee station rebuilt, soaps replaced, and the remotes and switches wiped down because those are the things guests actually notice. A cleaner who only cleans leaves you doing the reset yourself at 2 AM.

The third difference is reporting. You're not there, so you need eyes on the property: what broke, what's missing, what the last guest left behind, whether the fridge smells. We text you a short report after each turnover, and we flag damage before the next booking turns it into a refund request.

How scheduling works with short-term rentals

Most hosts on the South Coast run a Friday-to-Sunday or a two-night midweek pattern, and the work concentrates in a narrow window on checkout day. We build your turnover into a fixed slot for those days rather than fitting it in wherever there's room, so you're not hoping for a same-day cancellation.

Back-to-back bookings with a same-day turnover are the hardest case. If your calendar has a 10 AM checkout and a 4 PM check-in, tell us when you book and we'll hold that window. If the calendar changes, a text with the new times is all we need as long as it's before we dispatch. Last-minute bookings we can usually absorb if the unit is already on our route that day, but we'd rather not rely on it.

For hosts with more than one unit, we schedule them consecutively on the same day so a single visit covers the whole portfolio. Larger properties and units with a hot tub, pool or outdoor deck take longer and are quoted per unit rather than per square foot.

Linen, supplies and what you provide

We work either way. If you keep a linen closet on site, we use your stock, put the used linens in the laundry bag and tell you what's running low. If you use a linen service, we work around the delivery day and stage the fresh sets when they arrive.

Consumables — paper towels, toilet paper, soap, shampoo, coffee, dishwasher pods — can either be supplied by you or restocked by us and billed at cost plus a small handling fee. Most hosts prefer to keep a supply bin on site and have us report when it's down to the last few. Either arrangement works; the important thing is that it's agreed before the first turnover so nothing runs out mid-season.

We do not do laundry on site for whole-house rentals — it's faster and cheaper for you to use a linen service or an in-home washer and dryer for small units. For a studio or one-bedroom with its own machines, we can run the laundry during the turnover if the cycle fits inside the window.

Where we clean short-term rentals

Short-term rentals on the South Coast cluster in the same places as second homes: the Sakonnet and Westport waterfronts, Sconticut Neck and West Island in Fairhaven, the Padanaram side of Dartmouth, and the older multi-family stock in Fall River and New Bedford where whole units are listed.

Seasonal demand is steep. Summer weekends from Memorial Day to Labor Day are our busiest turnover period, and June through August books out first. If you know your summer calendar early, lock the slots early — a host who confirms in April has far more choice of time than one who asks in July.

We also clean mid-term and month-long stays, which need a different rhythm: a deeper clean between longer bookings rather than a quick reset. Ask about that if you list on Furnished Finder or take traveling professionals.

Typical pricing

Studio or 1-bedroom turnover$90 – $150 per turnover
2-bedroom turnover$130 – $210 per turnover
3-bedroom or larger turnaround$180 – $300 per turnover
Linen change and staging (included)no extra charge
Restocking consumablescost plus small handling fee
Mid-term / longer-stay deep clean$220 – $400

Regional South Coast bands for 2026. Turnovers are priced per unit and per visit window, not per square foot, because the reset and reporting take as long as the cleaning on a small unit.

Frequently Asked Questions

Do you clean Airbnbs between guests on the same day?

Yes, same-day turnovers are the normal case for us. Tell us the checkout and check-in times when you book and we'll hold that window. If your calendar changes, text us with the new times before we dispatch.

Do you change the bed linens and towels?

Yes. We strip the beds, make them up fresh and stage the towels to whatever standard your listing uses. If you use a linen service we work around the delivery day.

Do you restock supplies like toilet paper and soap?

Yes, either way. You can keep a supply bin on site and we'll restock from it and tell you when it's low, or we can buy the consumables and bill them at cost plus a small handling fee.

Will you tell me if a guest damages something?

Yes. We check the unit during every turnover and text you a short report afterwards, including anything broken, missing or left behind. The point is to catch it before the next booking turns it into a refund.

How far in advance should I book summer turnovers?

As early as you can. June, July and August fill first, and hosts who confirm their calendars in April have much more choice of time slots than those who ask in July.

Do you clean single units in multi-family buildings?

Yes. A lot of our short-term rental work is whole apartments in Fall River and New Bedford three-deckers. Tell us the floor and whether the entry is shared.
